What Columbia County, NY Business Owners Should Know About Frozen Pipes

5/16/2024 (Permalink)

Grey metal wall cabinets hanging precariously off of a white wall due to water damage to the sheetrock behind them. Prepare your business ahead of time to help avoid frozen pipes in the winter months! SERVPRO of Columbia & Greene Counties is here to help 24/7!

Understanding the how, the why and the dangers of frozen pipes is a must for anyone who lives in a climate where there are super cold winters, but that is especially true for business owners in these areas as well. Frozen pipes can be a serious threat to commercial property, and while they can often be repaired and remedied, it’s much less of a hassle, inconvenience and cost to try to prevent them from occurring in the first place.

If you are unsure how frozen pipes happen, how they cause damage and how they can be treated, we’ve got some info for you! We’ve compiled together everything business owners should know about frozen pipes so you can keep your commercial property safe and without interruption.

WHY Frozen Pipes Occur-

While it is a common misconception that frozen pipes are only an issue when the weather turns bitterly cold, the truth is, they can happen any time the temperature falls under 32 degrees Fahrenheit. If pipes are not insulated well enough and contain stagnant water, they can quickly freeze and become blocked and burst from the pressure. If the pipes are in an area that isn’t well insulated (like a garage or utility room), this scenario adds to the chances of a problem.

HOW Frozen Pipes Cause Damage

While a pipe freezing does not cause damage itself, it can lead to the pipe bursting, which can cause serious issues. When there is a blockage in the pipe (in this case, ice), the water behind the blockage has nowhere to go. Eventually, this force can overwhelm the material the pipe is made of and lead to a burst, which means there will be an outpouring of water from the weakened area.

WHAT To Do If You Find a Frozen Pipe

If there is a frozen pipe in your commercial property, you may be able to remedy the situation. Making the area around the pipe warmer can help thaw the ice inside, preventing a burst from occurring. Calling a trusted plumbing professional is always recommended. Whatever method you choose to utilize, please do so safely and follow all fire prevention protocols.

HOW To Prevent a Frozen Pipe

Fortunately, there are ways to prevent pipes from freezing in the first place. Insulating or wrapping pipes during the winter, keeping the heat on in your building, at least above 55 degrees, even when your business is not operational and turning on faucets to a trickle during any extreme cold spells can all significantly reduce the likelihood that a pipe will burst in your business. Please keep in mind, running a space heater in less-insulated rooms is NOT a long-term solution, it’s only a major fire hazard. Short-term use of a space heater, properly plugged into a wall outlet and not an extension cord, can help for a short period of time. If there are exterior spigots or sprinkler heads, take extra precautions in the fall to ensure those are winterized or serviced by professionals.

Some examples of this size of loss are stand-alone retail stores, restaurants, garages, storage facilities, or small churches.

These types of buildings are usually multiple levels or have spaces that are divided such as an apartment building or multi-family home, a small shopping center, or midsized facilities such as warehouses.

Level 3: A Level 3 commercial loss is the largest loss involving more than 60,000 square feet of affected space. This could also be considered for a property with multiple buildings that experienced damage or one large facility. Common Causes of Commercial Water Damage

1/27/2022 (Permalink)

call SERVPRO of Columbia and Greene Counties at (518) 943 - 5005

Your business is at its best when it is fully operational! Water damage can put your employees and customers at risk and can force you to shut down normal operations. When not handled quickly, efficiently, and professionally, this could lead your business to close for extended periods of time. One way to help your business stay ahead of water damage is identifying some common causes and addressing them, before disaster hits.

  • Improperly sealed exterior windows, doors, garages, etc…
    • When exterior exits to a building are not properly sealed, water can find its way in. Even in small amounts, water left unchecked can lead to mold growth and damage to wood or drywall
  • HVAC
    • Heating and cooling your business is essential to running a successful business day. But when HVAC systems are not properly maintained, ducts can clog or wear down. This could lead to leaks and water damage inside of the walls and ceiling.
  • Pipes
    • A broken pipe can lead to very serious water damage to any building. Deterioration, pressure changes, and freezing temperatures can all lead to a broken pipe. In addition to the obvious mold issue of untreated water damage, plumbing issues can also lead to unsafe environments.

The Columbia and Greene County areas are seeing significantly low temperatures for the foreseeable future which can accelerate damage to HVAC systems, exterior windows, doors, and especially pipes. It is important to routinely check your commercial building to make sure your business isn’t affected by major water damage this winter. In the unfortunate event that disaster hits your business, give the professionals SERVPRO of Columbia and Greene Counties at (518)943-5005 any time, 24/7 to help you get your business back up and running… “Like it never even happened.”

Importance of Sump Pumps

5/13/2019 (Permalink)

The above picture shows a sump pump in a basement pit.

If your home is not equipped with a sump pump, it is a very good idea to install one to prevent water damage in your home or business.

A sump pump is placed in a pit made in the basement floor that serves as a spot for water to collect before collect on the floor. Once the water fill up in the pit, it starts to push up the float activator, similar to one in a toilet tank. This starts the pump and begins to suck the water out and push it through a pipe or hose and out away from the house. Most pumps are installed with a check valve in between the pipe and pump which keeps water from flowing back into the pit.

Installing and having a sump pump will help you in the long run and will also prevent mold and mildew in your basement. Keeping your basement dry is important to prevent the presence of mold and mildew which can cause a lot of other issues. Homes with working sump pumps tend to see an increase in resale value of the home. Make sure your sump pump is checked and maintained regularly to prevent malfunctions and flooding of your basement.

If you experience a flood in your basement, or have any questions about preventing water damage, please call SERVPRO of Columbia & Greene Counties at (518) 943-5005 today!
